When the project reached a stage where the anticipated costs complicated the possibility of constructing a new center, M&J stepped in to synthesize the stakeholder’s vision with the site’s capacity and funding sources. 

Client need

The Town had a desire to build a center to fulfill the growing needs of its veterans, first responders, civic groups, and overall business community. They already had a Town-owned property in mind. However, the existing building on the site was condemned due to a failed foundation. After successfully securing funding to construct a new building in its place, they embarked on developing a concept for a new, modern facility that preserved the site’s natural setting. Following some initial setbacks, our professional expertise was engaged to design a constructible facility on the constrained site that fulfilled the vision of its stakeholders within the existing funding and stringent timeline. 

The assignment was complicated due to the constrained site. The team was required to construct the new building while the existing facility and site amenities were in full use, leaving little room to spare.

Our Approach

Developing feasible solutions began by gaining a comprehensive understanding of the existing conditions as well as the planning and design efforts that lead up to the project’s current predicament. Uncovering the project’s potential took place around a conference table populated with the project’s champions and technical experts. Collaboratively, the group peeled back each layer of the project and devised feasible solutions to the challenges discovered. 

Results

One of the overriding challenges was designing a septic system on the constrained site that could handle the wastewater generated through the building’s use. Once our team defined the maximum capacity for a septic system in the most feasible location, the entire team pulled together to advance a concept that fulfilled the community’s vision while satisfying the governing rules and regulations. The success was the result of skillful coordination among the health department, town engineer, public works department, economic development director, building committee, inland wetlands committee, and the entire professional design and engineering team.
